- Prices are converted to EUR at the rate held on the listing. €/m² is derived as asking price ÷ floor area, so only listings that publish both are included.
- Medians and the 25th percentile are used instead of averages so a handful of trophy assets can't distort the picture.
- Rental yield is deliberately absent: Arkon holds rent comparables for only part of its coverage, and a modelled yield would be a guess.
