- Computed live from the 107 active, non-duplicate Dubai listings Arkon currently tracks — a sample of the market, not a market index.
- Prices are converted to EUR at the rate held on the listing. €/m² is derived as asking price ÷ floor area, so only listings that publish both are included.
- Medians and the 25th percentile are used instead of averages so a handful of trophy assets can't distort the picture.
