Reconciles exactly: average price ¥70.04m ÷ average 57.84 m² = ¥1,210,900 per m², matching the published rate. We publish the prefecture figure rather than the 23-wards figure (¥1,357,700), because REINS averages individual unit rates and the 23-wards number therefore does not reconcile against its own published price and area.
